Javea Villa Purchase

We had been in search of our dream Spanish property for over a year. After contacting Anthony and Sally we picked out several potential properties online and Sally and Anthony suggested many others. Sally interviewed us thoroughly to get a full idea of our wishes and needs. We imagined we wanted a country property with land to work and peace and quiet but the more properties we viewed the more our actual requirements became clear.

Anthony very patiently worked through all the viewings with us but subtlety pointed out the pros and cons of each property. Sally worked hard to find us locations of properties which often saved a visit, too close to main roads, sewage farm nearby etc.

Anthony was with us for the first AND second viewings of the property we have bought. When we decided this was ‘the one’ Anthony then gave us fantastic advice on possible pitfalls and the quirks of Spanish law, this advice was well founded. We returned to the Uk and Anthony handled the purchase negotiations reaching a very acceptable result.

We have now moved in to the Villa and are loving the feeling of HOME in ESPANA.

What can I say about Anthony & Sally? 2015

They have been wonderful helping us to achieve our dream. They are friendly, professional and extremely knowledgeable about the area. We viewed lots of villas over two visits to Moraira. One that we were particularly interested in, Anthony pointed out that due to the huge trees surrounding the villa we would never get any sun. So he always kept our feet on the ground and pointed out the down sides of each property as well as the advantages of each property. In July we thought we had found our ideal villa and negotiated a great price with the help of Anthony. He then introduced us to a lawyer who found out that there were problems with the land, so were advised not to proceed with the purchase.

We were devastated but thankfully we had found out early on, as we could have been stuck with an unsaleable property in the future. We revisited Moraira again in October, not expecting to get anything as good as the earlier villa but Anthony and Sally came good again! We are thrilled to bits with our new acquisition and we are looking forward to many happy years in our new villa. So all we can say is don’t bother with other estate agents just use Spanish property Sales!

I recently completed on my first Spanish property purchase in Moraira and I couldn’t be happier. For me it is a long held dream come true and I don’t think this testimonial will adequately express just how grateful I am to Anthony and Sally.

From my very first interaction they both impressed. Sally worked really hard to understand what I was looking for, which was no mean feat in itself, and she was straight on the case short listing a number of properties I had spotted on their website but also a number of others that she thought would suit me. The baton was then handed over to Anthony to conduct the majority of the viewings. During the viewings Anthony would keep my feet on the ground pointing out key aspects to consider such as orientation, state of repair, state of wiring, service charges etc. Even when I saw ‘the one’ he still encouraged me to see the rest of the planned viewings to make sure I was sure.

Both he and Sally truly give a 360º view of the property giving you the facts needed to make the right choice. The property I chose required a complete renovation so prior to making an offer Anthony made sure that I knew exactly what I was getting myself into. Anthony arranged for a local builder to give an estimate for the work required and made sure that I was clear of the charges that would apply on the purchase but also through the lifecycle of owning the property.

Anthony managed the offer process and arranged for a lawyer to meet with me (on a Sunday) which provided me with invaluable support. Hours of their time was given to me and I always got the sense that they were trying to do their best for me, never rushing me – it felt personal.

What was, and still is, abundantly clear to me is that they both have a solid local network and are respected by the local estate agents. There is no pushiness, no hidden agendas, they don’t ‘own the stock’ or the backlogs the estate agents have, so there is no ulterior motive, there are no hard sales targets that an estate agent may be incentivised to meet. The fact that they are independent and have made the move themselves is really key.

They have experienced what their clients are experiencing. I think what I want to get across is that buying a ‘place in the sun’ is special. It’s exciting for me, it’s a dream and a luxury that was also ambitious and taking this time to consider the experience really underlines the uniqueness of their services.

When buying a property in your own country you are more self sufficient and more aware. You can drive by at different times of the day and week, make arrangements to measure up whilst you wait to complete. When buying abroad that is not always possible, so you really need a pair of eyes and ears to help with this. If you then add in the fact that the legal and fiscal system is different and you have to open a Euro bank account, arrange currency conversion, raise finance, obtain NIE numbers, get tax advice and make a will for your Spanish asset, often having to deal with this in a language you may not have full capability in, you need professionals that you can trust. It’s not as easy as it’s made to look on the TV. Anthony and Sally have helped me through all these aspects, leveraging their trusted and proven independent network and thus taking the stress and uncertainty out of the process. How many traditional estate agents would do this?

Their service offering doesn’t just end with the sale. Anthony is currently overseeing and project managing the renovations on my apartment. He has helped me with suppliers, found me a great builder and even now both he and Sally are offering advice with the final stages with things like heating and wifi.

They are true local market experts in every sense and provide a full end to end service – they find your dream property and then support you every step of the way until you can sit back, admire the view and enjoy with a glass of wine or two! Move over Kirsty & Phil, Jonnie & Jasmine et al!

Buying a Javea Villa

Dear Sally and Anthony,

I’m writing this from Trinidad (work) and reflecting on just how happy both Marie and I are with our new home in Javea, the help which you both gave us was invaluable and we shall always be indebted. Were we prepared for compromises ? Possibly many, though,through your diligence and research, I cannot think of one that we had to make.

Having spent 3 years renting in Javea, we believed we knew what our new home was going to look like and in which area but ,as I’m sure you experience regularly, we did not know and our minds changed…..daily!!. Not once did Sally falter when our original “wish list” altered (beyond recognition!!) and not even a raised brow from Anthony when I would not even enter a property because I knew my good wife would not be able to park the car !!

Unlike estate agents who clearly want to sell their own listed “stock”, SPS want to sell you the right property. Whilst I blundered around seduced by the sun, quirky Spanish bathrooms, rustic wooden windows etc. much to my benefit Anthony would then highlight the many shortcomings of a property, whether it be poor orientation, single glazing, re-wirings, new kitchens or new bathrooms, Anthony would clarify the reality of what was wrong with these properties relative to the asking price and just what rectification was needed and at what cost and indeed if it was worth while! This enabled us to establish value for money and avoid making classic mistakes. There was never any pressure or feeling that you were using up too much of their time. In fact, it felt like they wanted to be part of our journey to get the right property.

So, having moved in, had time to settle, reflect and absorb, it’s now time to put our stamp on the house. Again, Anthony has taken and introduced me to builders, granite suppliers, trade kitchen depots and also shown me their completed products. You really have provided a full service, which has been both professional and personal.
